It’s that time again, the February-March Sweet Spot, for placing your property on the market to sell!  Both of these months are typically the best times to present your property to the public. Most buyers begin their search in the springtime so placing your property on the market just slightly before or right at the beginning of the solstice gives your property the most visibility to the largest audience prior to decision making.

Properties listed in February-March typically capture the highest selling prices. A New York secret? Any time is a good time to sell obviously depending on your needs. If you're seeing this now, however, you could be right on track for the February-March sweet spot.

NYC’s congestion pricing plan could be held up by feds, other factors

“Earlier this month, the Wall Street Journal reported that a congestion pricing plan requires a buy-in from the federal government since some of the affected roads (portions of interstates, for instance) fall under its jurisdiction. And according to Politico New York, the feds’ notoriously slowpoke pace is now holding up an environmental review that must be completed before the program rolls out. (And depending on what sort of review is done—an abbreviated one, or a more in-depth environmental impact study—the MTA could be besieged by lawsuits or even more delays, respectively.)” (Curbed)

Everything you need to know about New York's new plastic bag ban

Starting March 1, you'll no longer be able to leave a store with plastic bags in hand. ...Instead, customers are expected to bring their own reusable bags. If they don't, they'll be forced to pay a 5-cent fee for each provided paper bag.

...Some stores won't have paper bags to purchase and may only sell reusable ones, especially since there are not enough paper bags to go around thanks to a nationwide shortfall, according to The New York Post.” (Timeout)

Here Are The New Protected Bike Lanes Coming To Manhattan In 2020

“Efforts to build out a protected bike lane network in Manhattan got a major boost on Wednesday, as the city unveiled plans to add roughly 10 miles of lanes to the borough this year...

...Among the infrastructure additions expected to be completed in Manhattan this year are new protected lanes on 6th Avenue between Herald Square and Central Park; on 5th Avenue in both directions between 110th and 120th; on St. Nicholas Avenue between 165th and 170th; and on Avenue C between Houston and Delancey.

A pair of crosstown protected lanes will also be installed somewhere in Midtown (exact location tbd) and on the approaches to the Queensborough Bridge. And the gap in the 2nd Avenue bike lane between 34th and 43rd will also be filled in, finally.

As previously announced, the Central Park West bike lane between 59th and 110th will be completed this year as well.” (Gothamist)

“Zoom-in” on the photo below to see the legend clearly.

Q: Should I renovate before I list my apartment to sell?

A: It depends… A small studio or 1 bedroom, yes. If it’s a larger apartment - not so much.

If you are able to do a gut renovation that is cost and time effective, go for it.

For a larger apartment, it’s a case-by-case situation. One has to be very careful about renovating, say, just the counters in an older kitchen because when you renovate only one item or section, it shines a light on how much older and in need of a renovation the rest of the kitchen is…and that’s not good, needless to say.

More often than not, in a larger apartment, funds should be spent on “basic” staging - for example, painting, floors, deep-cleaning, and possibly furniture - for the best showing results.

In the current market, smaller apartments are selling typically more quickly if they are in excellent to mint condition.
